Average daily rates for serviced apartments have fallen in the EMEA region, according to the latest market report from specialist agency SilverDoor.
SilverDoor said that ADR for serviced apartments across EMEA was £136.80 for the three months from November 2024 to January 2025, which represented a 5.5 per cent year-on-year reduction.
Average rates were also down in other regions, according to SilverDoor, with the Americas region seeing a 4.8 per cent year-on-year reduction, while there was a 6.8 per cent drop in the Asia Pacific region.
Meanwhile the average length of stay at apartments in the EMEA region dropped by two nights year-on-year to 58 nights, while average lead times for booking was 37 nights, which was one night longer than the same period in the previous year.
SilverDoor also identified a trend for “more complex” group bookings, as well as increased growth for apartments in central European destinations, such as Poland, Romania, Czech Republic, Hungary, Bulgaria and Croatia, as they offer a “more cost-effective location option compared to their European neighbours”.
